moving to your new home can be complicated and stressful. The
information opposite has been put together to help you through the
process, however our friendly advisers are on hand to guide you through
it, and answer any questions you may have.

Tenants Information
Decide on your budget, and where you
would like to live
This will help us match you to a list of
suitable properties; once we have done that, we can then start showing
you around.
Making your viewings
Please be aware that once your viewing is booked, we require
confirmation on the morning of the viewing that you will be attending.
Please remember to call the office where you made the appointment, and
please ensure you are within reach of your phone should we need to
contact you for any reason.
Viewings
Our friendly advisers will personally
show you around your chosen properties, run through the process and
answer any questions you may have.
Making Application for your chosen property
Application
In order for the tenancy to proceed, we
have to carry out a number of checks to ensure that the landlord is
happy to let the property to you. At this point, we need to collect an
application fee, which reserves the property for you whilst we carry out
our assessment, which will include a credit check and collection of
references.
Guarantors
Certain applicants, such as unemployed,
recently self employed, contract workers or those only recently coming
into employment may require a guarantor. We will advise you of this.
Moving In
Deposit
In most cases you will be required to pay
a deposit prior to occupation of your chosen property, which is normally
equal to one month's rent. The deposit is lodged as required by law in a
government approved protection scheme, and can be used to cover
breakages, damage or costs that may be deemed the tenant's
responsibility.
The deposit MAY NOT be used in lieu of
rent under any circumstances, and will be refunded on completion of the
tenancy, subject to the property being left in satisfactory condition.
Rent
Rents are payable every calendar month,
and a standing order will normally be set up so that payments are made
automatically. Please note that late payments are not acceptable, and
may be subject to extra charges.
Utilities & Council Tax
Neil Robinson & Associates will arrange for utilities and council tax
accounts to be transferred into your name on occupation, and will also
arrange to transfer them back to the landlord on vacation.
Insurance
Unless otherwise stated, tenants are required to have in place contents
insurance that covers their own possessions PLUS accidental damage to
items owned by the landlord. Our policy is to arrange this cover,
however if you currently have your own cover in place, please inform us.
Inventory
It is our policy to take an inventory of
items contained within the property and report on their condition.
Tenants are obliged to ensure that these items are kept in the property
and not to cause any damage to them, save for normal wear and tear. Any
unresolved damages will result in deductions being made from the
deposit. Please be aware that a check-out fee, currently £50.00+vat
will become due at the end of the tenancy.
Ongoing Tenancy
Tenants have access to our 'Tenant Centre' website, which keeps you up
to date with our latest procedures for reporting repairs, tenancy
queries and check out procedure, and allows you to quickly and easily
make contact with the Account Manager responsible for your tenancy.
