Any tenant can stop paying their rent, and often it's due to no fault of their own. However serious cash flow problems can occur for landlords if payments are disrupted in any way, and the need to evict a non-paying tenant can often leave landlords will legal bills and losses that can run into thousands of pounds.

However from just £12 a month*, you can GUARANTEE that your rental income will be replaced, and that your legal fees will be paid. It's an essential element if you rely on your rental income to cover vital expenses, and is available with our 7% Management and Full Management packages.

Here's what it covers

• Your rental income will be replaced in full from month 2 onwards, right up until the problem is resolved, either by recovery of arrears, or by eviction.
• All legal and court fees paid, up to £50,000
• Replacement of locks and keys if not returned by tenant
• Up to 50% of monthly rental paid for a period of up to three months following eviction, whilst the property is being prepared and marketed for re-letting.
